Site Selection & Entitlements

Pegasus works closely with clients to determine their site selection criteria and identify the critical elements of the optimal location or space. Upon securing the right location, Pegasus leads the efforts in securing entitlements, overseeing studies and professional consultants ensuring that all necessary property rights are secured to fully conduct our client’s business.

Research and Site Selection


Pegasus real estate group assists in determining the clients site selection criteria and critical elements of the optimal location or space. We consult with the client on properties identified during either a site tour or regional desk-top review to determine suitability and availability. We’ll present our final findings to you and follow your direction on those you’d like to pursue. 

Upon further reviewing zoning and other land use criteria related to each of the the properties, a preliminary site plan will be developed for the team's review and the local approval body review and comment. Dependent on the client's requirement, Pegasus will initiate negotiations process with the property owner for either a purchase, ground lease or rental agreement. 

In those incidences, when a property owner will only agree to a ground lease or if the tenant wants to own specific properties, Pegasus will incorporate these elements into the negotiations. Upon a successful negotiations with the property owner, Pegasus will finalize the governing document (lease or purchase & sale agreement psa, other) and initiate the next level of due diligence and entitlements.

Due Diligence and Entitlements


During the Due Diligence (DD) period of either the PSA or Lease documents, Pegasus will lead the efforts to secure the required entitlements from the governing bodies ((Conditional) Use Permit), oversee the needed studies (Survey, Title, Geotech, Environmental, traffic, etc.) and architect and engineer (A&E) efforts, while also assuring that all required utilities are in place for the operations of the business facility.

Upon the successful completion of the DD, Pegasus manages the PSA escrow closing, and/or final implementation of the Leasehold Agreement. Pegasus will also work with the selected contractors to assist in securing the required building permits.
